Remodeling VS Renovation: Difference & meaning

Renovation: Maintenance or up-gradation of structure’s basic attributes (functionalities and appearance).
Remodeling: Making changes to the basic layout of the building.
Not just renovation and remodeling are confused with each other but other terms including Repair, Refurbishing, Rebuilt, and Restoration are used interchangeably for both ideas.
We will separate each Term with perfect clearance.
WHAT IS RENOVATION
Renovation is reconditioning (revival) of the building in order to either repair or modernize it in terms of basic functionality and appearance (CAN BE LIMITED TO A ROOM).
Renovation rejuvenates the building by improving the working conditions and look of the building.
This rejuvenation of renovation includes HVAC, electrical, plumbing systems, repainting, installing new fixtures or hardware, replacing appliances, adding new flooring, etc.
(Restoration is often used to define renovation but we haven’t used the word restoration because it is something different and explained below.)
Therefore, if your kitchen cabinets need refacing, wood flooring requires change, or needs to install a dishwasher in your kitchen, it’s the renovation you need.
But the unlike remodeling the structural design or purpose of each area of the building remains the same.

Renovation costs less than remodeling.
Most of the homeowners do renovation either because full-scale repairing is required. OR they want to make the place more delightful and congenial if not opulent. Or simply they are selling the place and want a better resale price.

WHAT IS REMODELING
Remodeling is changing the basic structure of a building (or just of a room) in terms of functionality and design.
Remodeling involves removing or adding walls or ceilings (but not always) of the building in order to change the function of a room. Like changing your kitchen location or its size, adding a new bathroom or making an existing one bigger, or changing basic layouts such as the location of rooms, stairs, and windows (Floor Plan map.)
So, if you want to, combine two rooms, relocate your kitchen, adding a bathroom, change your bedroom into kitchen or kitchen into the study. It is the remodeling you need.
It means transforming usage of space either with changing or without changing walls and ceiling (mostly with changing walls).
Remodeling can be as major as adding a floor to your house and as simple as changing your bedroom into a home office.
As you can see it’s about changing the plan of your house (building), which ultimately changes the purpose of different areas in the house.

But unlike Renovation, the functionality and design of the space is changed.
Remodeling is mostly far more expensive than renovation.
Remodeling is required when the design is poor and should be changed to be more efficient. For example, if you required a common bathroom so that you don’t have to go into a bedroom every time you want to use the bathroom.
Or The staircase should be relocated so that one shouldn’t have to walk through the living room to go upstairs.

Renovation is for making minor changes (as compared to remodeling) with the aim of repairing and upgrading but keeping the purpose and basic design of the place the same.
Whereas Remodeling is for changing the purpose and basic layout of the space by relocating or adding walls and ceilings (mostly), which is a major change.
In simple words renovation goal is to keep the building (or any structure) in good working condition while remodeling is for changing space usage which result in altering the basic design.
As major alterations call for bigger budgets, therefore, remodeling (with major changes) is more expensive than renovation.
Renovation rarely requires permits while remodeling almost always does.
The reason remodeling has low ROI (return on investment) when drawn comparison with renovation is, Remodeling is not about demolishing and building the entire structure from scratch (which is Rebuilding) but just altering it.
This means only some (or even most) components of the building have been changed but those that haven’t been may require repairing in near future.
Also, it will hardly do any good in raising the resale value when sold. Because technically the building or house is old.
[Even if you are willing to bear the cost of renewing every component of the building by tearing every wall and reinstalling pipes, wires, and windows, (which would be super inefficient) this may get as good as new but it will not remain remodeling.
Why?
Because this idea resembles more to Restoration which is renewing the structure completely by keeping it as original as possible. Used for building with historical importance. ]

RENOVATION VS REMODELING: Which Costs More?
There is no doubt that remodeling is costlier than renovation as it demands major changes (mentioned above).
Though renovation is different and more expensive than just repairing (which we have discussed below) when compared with remodeling it is cheaper.
As tearing of older walls and building new will not just require masons but electricians, plumbers, carpenters, etc too for the walls may have pipes, wires or wood structure on them which need to rebuild.
Contrary to remodeling, repairing a wall or hanging wallpaper on it will require a minimum amount of effort & money which is in the case of renovation.
Which should be chosen when?
Renovation should be done if:
- Just want to get the place to it’s newer condition
- Planning to move into a new house in near future
- About to sale the house, as it boosts the resale price
- Want good return on your investment
- Don’t want to live in the house in the long run
Remodeling Should be done if:
- Want to make alterations to the basic design of structure
- No plan of changing the place in near future
- No plan of selling the place in near future
- Occupants may increase and want more space
- Willing to live in the house for the long term

Repairing is on a smaller section and very limited area, while the renovation is a full-scale repair, which is either of a room or complete building.
Rebuilt
In rebuilding the entire structure is demolished and then new rebuilt from scratch.

Remodeling may include removing and addition of walls and ceilings but not the complete structure. Neither it’s about building new from starch. It’s just making major alterations to the design not demolishing the structure.
Restore
It to regain the original state of a building with historical importance without changing it’s features illustrating its heritage. If any modernization is required, it’s done in the most concealed way possible.
It is considered that the renewed components, (doors, floor, handles) should be the same or bear a close resembling design.

The word restoration is often used to define renovation but restoration is a separate process. In renovation, the place doesn’t intend to have the same previous appearance as it had at the time of its origin.
Refurbishing
Refurbishing involves cleaning, re-equipping, retrofitting, and decor with the purpose of improving buildings' energy efficiency and sustainability.

Instead of just cleaning, re-equipping, retrofitting, and décor, renovation improves the condition by focusing more on functionality and appearance as a whole. While remodeling as mentioned above is about changing the core design obviously which in turn alters functionality and aesthetics as well.
